To our knowledge there are no “Pine Trees” on this property.

There are mature trees on the property that have not been harvested.

The primary trees on this property are Spruce Trees and Poplar Trees plus a small mix of Balsam Trees and some Birch Trees.

A review of the original Patent documents and the Parcel Register reveal the following;

MINERAL RIGHTS ARE OWNED BY THE CROWN AS THEY WERE FORFEITED BACK TO THE Crown in 1979 for non payment of the mineral taxes.

 

ABOUT THE PROPERTY

The contour map shows that about ¾ of the property is mostly level at about 300 meters above sea level.

There are a few areas of rocky outcroppings where you can scope around the property,

The westerly quarter of the property slopes down to about 290 meters above sea level towards the seasonal creek that flows into Mobbs lake.

So we have mostly good high dry land, some rocky outcroppings, some slope down to the creek and a few patch areas of maybe some wetland areas.

This all makes for the ideal moose habitat.

The property is well treed with a mix of hardwoods and softwoods as mentioned previously in the section marked TREES.

The owners have improved the access to the property by repairing the road and brushing the sides of the road so that you won’t scratch your truck.

They have also opened some new ATV trails throughout the property to make getting to Mobbs Lake easier and to hunt on.

They also brought in a large hunting trailer (see the pictures) and constructed a better outhouse.

 

MOBBS LAKE

MOBBS LAKE is only about 400 feet from the southwest corner of this property.

Mobbs Lake has a surface area of about 30 acres and we are told that there are NORTHERN PIKE in the lake and it averages about 10-14 feet deep.

 

INCLUDED WITH THIS PROPERTY

Included with the property is a large former transport truck trailer that has been set up as a hunting camp.

 

WHAT TO DO IN THIS AREA IN THE WINTER

With 384 kms of well groomed snowmobile trails and 10 feet of annual snowfall, winters are to be enjoyed here. Snowmobiling is one of Black River-Matheson's largest winter industries.

Riders travel from near and far to enjoy this townships trail system.

Snowshoeing and cross country skiing are also very popular in the area, with an abundance of high quality snow, winter fanatics can get out and enjoy every day.

In Black River-Matheson, ice fishing is enjoyed by both families and devoted fishermen alike - there's nothing better than a day out on the lake.
